Seventeenth Floor

That's the floor with the private terrace. This topic is for chats about this private amenity.

Thanks to our faithful blogger, Linda Ball, for putting in this topic for the 17th floor residents.

The slow progress on the improvements to the Capital Terrace generates a lot of talk on 17, but we all seem to have differing information.

Jack & I's last information from Deb is that we will be allowed to see the new plans before implementation.

I had emailed and requested the following items and the developer reply to Deb that they were planning to do all the suggestions (except the fountain) before they got my email. Here is a copy of my list:
1. Removal of large rocks, leaving only the huge statement boulders.
2. Replacement of rocks with drought resistant, native Texas grasses or plants that can act as "ground cover" on the east and west sides of the Terrace.
a. Buffalo grass
b. Muhli grasses
c. Yarrow
d. Any succulents
3. Add a water feature similar to the fountain on the pool terrace.
4. Add table and chairs similar to the ones on the pool terrace.
5. Large potted plants at each (front side) of the rectangular structures on the east and west sides of building to camouflage these unsightly structures. There are many plants that will remain or can be trimmed to the height of those structures and not obstruct the Capital view.
6. Amenities to encourage daily use of the Terrace by residents on the 17th. A grill is one item that we expected to have on that expensive Terrace.

NOTE FROM THE DEVELOPER REGARDING THE 17TH FLOOR TERRACE

There were certain features of the 17th floor terrace that, when it was completed, was not the design the developers had in mind. In the process of determining how best to revise the terrace, we received some helpful suggestions from residents, some of which we are incorporating into the plan. We are re-staining concrete, replacing some of the plantings, adding furniture and a grill, and changing out some of the rocks that were larger than we originally intended. Our goal is that every resident on the 17th floor is satisfied with their experience at 360, and we are confident that the changes we are making will help be well received by all.

So, what have the rest of you heard or been told about the changes?

Paul and I heard from one of the 360 agents that we are getting patio furniture and a grill. That was all that she could confirm.

After the Board meeting today I met with Billy before he was leaving to walk the 17th Terrace with the builder. He confirmed that they are re-working the space and adding furniture and a grill. I told him that the nickname for the Capital Terrace is "the moonscape on the roof" and he was visibly surprised to hear that. He thought we would love the new red granite rock scape, but he will be meeting with a landscape architect to discuss removing the red rocks, leaving only the large boulders and adding ground cover or native grass around the boulders on either side of the sidewalk. He also said that he is getting the construction crew off the Terrace as quickly as possible.

He had a concern about placing ground cover or grasses only because he is afraid that 17th pet residents will be allowed to "do their jobs" out there. Since there is little drainage out there, the urine would not absorb and poop would not wash away...in other words, it would smell out there if it is used for dog duty. So, just like the pool deck and club room, no pets allowed on the Terrace.

My thoughts are that we all respect our shared Terrace and we won't have a problem with the pet concern. RIght?

Did you notice the new "garden ornaments" on the Terrace? They have been placed courtesy of our upstairs neighbor, Mark on the 18th overlooking the Terrace. He really has a magnificent view of the Terrace and is as concerned as we are about the affect it has on property value. My assumption is that the management will remove the ornaments since it isn't allowed on any other public areas, but we can get a laugh from them until we have a completed Capitol Terrace.

Our 17th floor list of residents is getting longer but I don't think Warren has everyone yet. I'm adding info for 1707 today and will copy everyone on the list.

The Board is addressing the elevator issues with the vendor. I actually over-heard a very strong discussion by one of the Board Members and the vendor this afternoon. There is no doubt that the Board is taking this challenge VERY seriously. (I was not eavesdropping! I was sitting in the lobby waiting for the meeting to start and everyone could hear! :-)

Keep blogging and we will soon know everyone on 17 and be ready for a grand opening celebration of the newly configured Capitol Terrace. Cross your fingers!

I wish the residents and workers on 17 would turn off the radio when they leave the area. I have had the system turned off on several occasions as the noise shots right up to my unit on 20.

One evening at 4 AM I actually pulled the wires out of all the speakers as the noise was keeping me awake.

We all need to live and enjoy 360 as a community - please show some respect for others who may not appreciate your loud music late into the evening, or when no people are on the patio.
